Staging a house for a high-end market is different than other markets.  In luxury homes, there's likely a lot of dramatic detail that goes beyond crown moldings and high-end appliances.  In this market, it is rare to find a home that is identical to another, so knowing every amenity a luxury home has and staging the home to showcase those features to potential buyers is crucial.  Many luxury homes in the Knoxville market feature conveniences such as, lavish pools, spas, and saunas, in-home gyms, backyard tennis courts, game rooms, wine cellars, and boat docks.  Our focus is to bring attention to those fabulous features without the home feeling staged.  Luxury home staging should highlight features without detracting from the natural beauty and history of the home.  In fact, the best-staged homes don't look that way, they look inviting, warm and comfortable.  There is a delicate balance between elegance and comfort when staging a luxury home.

Accessories are a great way to give a home a personal touch and make the home look curated, not fake or staged.  Artwork is another area that is important to get right.  One option we have utilized is to partner with a professional local photographer to show works in the homes we stage.  Its good exposure for the artist and can be another way to feature the local natural beauty, culture and lifestyle.

And speaking of local natural beauty, culture and lifestyle, luxury homes are often luxurious because of their location and lifestyle.  In our luxury home market in Knoxville and the surrounding areas, many of our listings feature breathtaking views of the Smoky Mountains, access to area lakes and rivers, access to private clubhouses or equestrian facilities, and yacht club privileges.  Potential buyers should be able to envision living in the home, hosting parties, large family gatherings or business functions, and enjoying the lifestyle that accompanies living in the area.

The difference staging can make is massive.  Especially in the luxury home market, where there are fewer potential buyers, the payoff is huge and the differential is tremendous.
